The Steps To Buying A Ranch Property

Buying a ranch property is a more involved process than buying any other form of real estate. There is more to it than having an inspection done of the property's buildings, but the entire land must be inspected to ensure it is suitable for the type of animals you are raising.

Here are the steps involved in buying a ranch property that will suit your needs.

Determine The Land's Size

One of the first things you need to do before you buy any property is to determine how much land you actually need. You decide this based on the number of animals you will be raising. You will need to contact the Natural Resources Conservation Service in the area you wish to buy in and find out how large the land must be in order to house the number of animals you plan to have.

You will then have to look for ranch properties for sale that are at least the right size or even slightly larger in case the number of animals you have increases.

Check The Property's Zoning

When you have narrowed down your search to a few properties you are interested in, then don't just take the owner's word for it that it is zoned for agricultural use. You need to check it out on your own or have your real estate agent do it for you. You will also need to check the zoning to ensure you are able to raise the type of livestock you want to here.

You can check with your area's resource management department for zoning.

Look For Water Rights

In order to raise livestock on your ranch, you are going to need to have water rights, also known as riparian rights. This is the right of the landowner to use the water located on their property. This could be a pond or a stream that runs through the land.

These rights sometimes go along with the initial sale of the land, in that case, you don't have to do anything. Other times, the water rights are a separate deed or right, and you will need to contact either your state engineer or local government office to gain the right to use the water.

Have A Soil Test Done

You may not only be raising animals, but you might be growing crops on your ranch too. You might be growing food to feed your livestock as well. If this is the case, then you need to have a soil test done. This ensures that the soil is fit for growing, with plenty of nutrients and minerals crops need to thrive.

It's also wise to check to make sure the soil isn't contaminated in any way before you buy the property.
