3 Things To Do Before You Buy Any Property

Check For Liens

A lien is a prior title claim on the property. For example, if the current owner owes money to the bank or on property taxes, those agencies can put a claim on the property until the debt can be paid off. If someone has placed a lien on the property, it can render that property unable to be purchased until the lien is paid off. If you can buy the property, you may end up on the hook for the lien

Get the Property Surveyed

If you are going to buy the property, you need to know the exact boundaries. While a deed and title search can show what the boundaries are, they may actually be somewhat incorrect. The original deed may have used landmarks that have changed in the succeeding years, so there may be some questions as to where exactly the property lines lay. The surveyor will do research, look at all the deeds, and look at the original property grants. Then the surveyor will go out with his tools, find the property lines, and place new markers. 

Check For Access

You want to be able to get onto your property. That means that you either need access to a road through your own property or a right of way through someone else's property. When the property is surveyed, you should be able to find out if your property has direct access to a road, or if direct access can be created. If your research shows that you would have to have a right of way through someone else's property, you will want to make sure that you directly contact the neighbor. For your own protection, you will want to make sure that you have something in writing that shows you have permission to use the right of way through their property. That can also help if the neighbor sells their property, it will show that you have a historical use of the right of way.
